We recommend that you get to know your neighbors. Be the kind of neighbor that you would want to have. Keep your noise levels down, especially at night. Don't park (or allow your guests to park) in their parking stalls. Do your part to keep the neighborhood clean. Be considerate.
Your apartment is sound conditioned. However, loud noises will carry from apartment to apartment. Please do not play musical instruments, radios, steros or televisions loudly. Although you may like your taste in music, your neighbors may not enjoy it. When you entertain, please keep your doors and windows closed so as not to disturb your neighbors. Since many individuals work night shifts and sleep during the day, noise levels should be kept down at all times. If you have a noise complaint concerning a neighbor, we recommend that you: (1) Speak to your neighbor. Often, they are not aware of the disturbance. (2) If the problem persists, contact the management during business hours. (3) If after business hours, contact the police.
Return to topSunset Springs Management does not promise or guarantee the safety and security of the residents or the safety and security of the residents' personal property or vehicles. Each resident and occupant has the responsibility to protect himself or herself and to maintain appropriate insurance to protect his or her belongings. Again, we strongly encourage residents to get acquainted with those in the neighborhood and to use the "Neighborhood Watch" concept of looking out for each other and of noting and reporting suspicious behavior. In the event of a threat to your personal security of your belongings, residents should call the proper civil authorities by calling 911 or the St. George City police at 435-627-4300 (non-emergency).
Parents will be held responsible for the property damage and/or disturbances caused by their children. Since unattended children are at risk for injury or abduction, please teach your children personal safety rules. Our community policies do not allow parents or guardians to leave children without adult supervision. We are obligated to report unattended children to child proctective service agencies.
Each apartment may have up to 2 vehicles on the property. Each vehicle must be registered with the Sunset Springs management. Each apartment is assigned one reserved covered parking stall. Residents must use their assigned covered parking before occupying an uncovered stall. Management reserves the right to restrict vehicles that are too large or exceed the parking stall. Management will hold the resident responsible for parking violations of the resident's guest. Guests are to use the parking stalls by the office, clubhouse and pool; they should not park beyond the pool area. Management reserves the right to tow vehicles that are not registered with the office and are parked beyond the swimming pool area. Residents and/or their guests may not park in a covered parking stall that is not assigned to them. Since many of the sidewalks are narrow on the property, vehicles must be parked so that they do not overhang the sidewalks. Parking is only allowed in marked stalls. No parking is permitted in the fire lanes or in front of the garbage dumpsters.
All vehicles on the property must be in working condition and properly licensed and registered. A vehicle that is not in proper working order and has not moved within 3 days will be considered an abandoned vehicle. They detract from the overall appearance of the property and tie up parking stalls-not allowing other residents to park there. Auto repairs are not permitted on the property. There is no room for boats, trailers, RV's, etc. on the property; they must be parked and stored elsewhere.
Drivers must turn down their radios and steros when on the property so as to maintain a quiet environment for all. For the safety of all, the posted speed limits must be observed.
Return to topSkateboarding, rollerblading, and rollerskating are prohibited anywhere on the property. Bicycle riding is prohibited on the sidewalks. (Of course, residents may engage in these activities on the city bike trail where it cuts through the Sunset Springs Park.)
There may be areas in front of your apartment where you may plant flowers, vegetables, etc.; however, you must have permission from the office prior to planting. If permission is granted, you must take responsibility to maintain the garden in an attractive manner.
Bicycles, barbeque grills and toys may not be left out in the common areas, such at chained to the stairs, porch posts, etc.
Do your part to keep Sunset Springs nice and clean. Please do not litter or leave any garbage on the grounds. Residents may not leave trash on their patios or porches, even temporarily. There are dumpsters at several locations around the complex. All trash should be securely bagged and tied prior to disposal, especially if it contains wet garbage or dirty diapers. Empty boxes must be broken down. Large items, such as furniture pieces, should be taken to and placed in the dumpster at the far west end of the parking lot at the west end of H building. Digging or scavenging in the dumpster is prohibited. Parents are responsible to see that their children do not play in or around the dumpsters. Parking is prohibited in front of the dumpsters.
Our management believes that our Residents have the right to live without interference from any source. We prohibit all soliciting, canvassing, distribution of literature and placement of flyers on our Resident's cars. This prohibition extends to buildings, grounds, sidewalks and parking areas. If you see any solicitors in the community, please contact the office.
Management reserves the right to monitor the decor and appearance of your patio and balcony and the right to require items which detract from the appearance of our community to be removed. Since the appearance of the patios and balconies affect the appearance of our commjunity, they are to be kept neat and orderly. They may not be used to store trash, tires, auto parts, barbecue grills, broken furniture, bicycles, etc. No items (including towels, flower pots, etc.) are allowed on the balcony ledges.
Only outdoor furniture will be allowed on your patio/balcony. Indoor furniture, i.e. sofas, kitchen chairs, coffee tables, etc. will not be permitted. Patio furniture should not be too large for the space provided. We suggest that you consult with the management prior to obtaining any outside furniture.
Management reserves the right to monitor the outside appearance of your window coverings. All window coverings must show a white background when viewed from outdoors. this restriction includes both drapes and blinds. Foil and other reflective materials are not permitted in windows. Broken blinds will be replaced at the reesident's expense.
Flammable liquids such as gasoline or kerosene may not be stored in your apartment or storage closet. Sunset Springs prohibits the use and storage of gas and propane barbeque grills in or by the buildings, including your storage closet and porch area. Charcoal grills may be storged in storage closets, but may only be used in the picnic and barbeque areas of the property. A responsible adult must stay with the gril while hot or warm charcoal is present. Hot or warm charcoal must be properly placed in a bucket of water until "dead" prior to disposal or storage. The use of incense is strictly forbidden. Illumination may be provided by electric devices only. The use and/or storage of fireworks is strictly prohibited in all areas of the apartment community.
You are responsible to check your smoke detector monthly and to report any problems promptly to management. Do not disable your smoke detector.
Sunset Springs is a smoke free community. Smoking is not permitted anywhere on the property--inside or outside of the buildings, in the parking or driveway area, or in the park. This restriction also includes smoking in vehicles while they are on the property. Please note that St. George City Ordinance No. 2007-06-005, makes it illegal to smoke on the bike path as well. Residents and their guests who are smokers must completely leave the property to smoke. We ask that you support our policy by not smoking within a close proximity to the community. Wherever they go, smokers should not litter with their cigarette butts. Residents are responsible to inform their guests of this policy. We encourage you to call the office if you see or smell violations of this policy.
Sunset Springs has a "No Pets" policy. Residents may not keep, allow or maintain a pet of any kind on or near the Premises for any length of time. "Pets" includes, but is not limited to, cats, dogs, hamsters, ferrets, snakes, birds, tarantulas, mice, etc. Residents should inform their guests of this policy. For any violation of this provision, in addition to other remedies, resident will be charged the sum of $50 per day per violation.
