Application Fee

A $20 application fee is required for each applicant or cosigner that is 18 years old or older. There are additional fees for applicants/cosigners that have lived outside of Utah within the last five years. Please note that some states require higher application fees. An additional $5 fee is also required for each name used within the past five years. All fees are non-refundable and must be in the form of a check or money order. In the event a check is returned from the bank for any reason, a $20 Returned Check Fee will be assessed.



















Identification

Two forms of identification for each adult applicant/cosigner must be shown. We require at least one government-issued photo identification card, such as a driver's license; the second, must have your name pre-printed. Business cards are not accepted.


















AHP Income Levels

There are two levels on the program:  Low Income Level (LI) and Very Low Income Level (VLI). In addition to income, the number of residents in the apartment is considered when determining the level. The annual income levels (as of February 2008) are as follows:

How do I apply for the program?

In addition to applying for an apartment, the following forms will need to be completed and returned. Additional paperwork may be required to document income sources.

After processing your paperwork and determining your eligibility, you will need to:

  1. Pay a $10 AHP certification processing fee to Sunset Springs.


  2. Sign an Affordable Housing addendum to your lease.

What do you consider "income"?

AHP uses the definition of "annual income", which is the amount of gross income anticipated to be received during the 12-month period. Generally, only earned income from household members ages 18 and over is included.

Annual income is deprived from two basic categories:

  • Regular Income covers traditional earned income such as wages and salaries (including bonuses, overtime and other additional compensation), as well as assistance payments and benefits, such as Social Security, welfare and pensions. It also includes payments in lieu of earnings, such as unemployment compensation, workers' compensation for injuries, and other periodic payments.


  • Asset Income is income generated from savings accounts, certificates of deposits, stocks and mutual funds, real estate, and other items held for investment purposes.

What happens if my income
level changes mid year?

Once you are on the program, you are locked on the income level (either Low Income or Very Low Income) for a 12-month period. We do not reevaluate your income until your next annual recertification date. So, even if you get a raise, or if you lose your job, you stay on your current level for the duration of your certification period.

You must recertify every year before your certification anniversary to remain on the AHP. The recertification process is the same as for the initial certification.




















Are there any other obligations
to be on the program?

A representative from Utah Housing usually comes once a year and randomly inspects files to see if all the forms are properly completed. He also inspects several randomly selected apartments that are on the program. Prior to the Utah Housing inspection, a member of the Sunset Springs staff will usually do a preliminary inspection to see if everything is working properly in all of the AHP apartments. You will be given advance notice of these inspections.
