Cosigner Information

The cosigner is financially responsible for the total rent due and damages caused to the leased premises.

A cosigner will be approved if all of the following criteria are met. If the cosigner is deficient in any of these criteria, then the cosigner will not qualify.

Cosigners Requirements

To qualify as a cosigner:
  • You must submit a completed and signed rental application, answering all questions on the form.
  • You must pay the non-refundable application fee.
  • You must provide the required identification.
  • You must agree to monitor the activity in the apartment and makes sure only authorized individuals live in the home and that the activities that take place there conform to the lease agreement.
  • You must sign the Cosigner Agreement before the management will sign and validate the lease.
  • You would be cosigning for all occupants of the apartment for the duration of their lease.

Credit History

  • Credit risk score of 700 or higher.

  • All accounts in good standing.

  • No uncharged bankruptcies.
  • Any bankruptcy must have been discharged at least eighteen months from the date of application.



















Criminal History

  Any of the following are grounds for denial:
  • Any charge or conviction of a felony which involves bodily harm or molestation of a child.

  • Any charge or conviction of a felony within the past seven years which involved injury to a person or property.

  • Any arrest for the distribution or manufacture of any controlled substance.

  • Any arrest(s) within the past seven years involving illegal use or addiction of a controlled substance.

  • Any current illegal use or addiction of a controlled substance.

  • Anyone whose tenancy would constitute a threat to the health or safety of other individuals or whose tenancy would result in a substantial physical damage to the property of others, or whose tenancy would interfere with the peaceful and quiet enjoyment of the premises.

  • Being listed on any state's sex offender registry.

  • Any criminal activity that would lead us to believe that the applicant's money was obtained by illegal or fraudulent activity.











Employment Requirements

  • Employment will be verified.

  • Self-employed applicants msut provide a current CPA prepared financial statement or most recent tax return.

Housing References

  • Two years of valid and verifiable rental or mortgage history with no late payments.
  • Complete list of at least the last five consectutive years of housing history, whether it be rental, ownership, with family, etc.
  • An applicaiton will not be approved if there are any previous evictions, defaults in lease agreements, untimely rental/mortgage payments, unit damages, or outstanding balances owed to another apartment community.



















Income Requirements

We will deduct the cosigner's own housing costs before applying his or her income to our income standard.

  • All income sources must be verifiable.

  • The gross income must be at least 3 times the monthly rental rate.

  • Alimony and/or child support will be considered verifiable income provided it is pursuant to a Court Order.
  • Any bankruptcy must have been discharged at least eighteen months from the date of application.
  • Applicants that do not meet the above income requirements must provide savings acount statements showing a minimum balance equal to 12 months of rental payments.


















Application Fee

A $20 application fee is required for each applicant or cosigner that is 18 years old or older. There are additional fees for applicants/cosigners that have lived outside of Utah within the last five years. Please note that some states require higher application fees. An additional $5 fee is also required for each name used within the past five years. All fees are non-refundable and must be in the form of a check or money order. In the event a check is returned from the bank for any reason, a $20 Returned Check Fee will be assessed.









Identification

Two forms of identification for each adult applicant/cosigner must be shown. We require at least one government-issued photo identification card, such as a driver's license; the second, must have your name pre-printed. Business cards are not accepted.













Occupancy Limits

  • We allow up to five (5) persons in an apartment.


  • We allow each apartment to have a maximum of two (2) vehicles.
















Pets

We have a no pet(s)policy; pets are not permitted--not even temporarily.

















Smoking

We are a smoke-free community; smoking is not permitted anywhere on the property--indoors or outdoors.
